San Pedro Heights is a community reflecting an innovative lifestyle revolving around wings, wheels
and whips. That is, a product catering to enthusiasts of the aviation, RV and equestrian markets. There are a total of fifty-four
(54) custom home building sites to be developed, built upon and sold. In addition to delivering fully developed building sites,
the Developer provides design and build services of custom homes to interested buyers.

| CONCEPTUAL ELEVATION |
The minimum lot size of each site has been established at 36,000 square feet
(3/4 acre). The subdivision is planned as a conservation subdivision with approximately 13,500 linear feet of protected riding
and hiking trails accessing thousands of acres of surrounding state land. Eighty acres of open space shall be preserved under
the conservation easement.
Given the level of equestrian activity in the area, this type of subdivision is gaining
popularity throughout Cochise County. By definition, a conservation subdivision has at least 50% of the land set aside by
the developer to remain in its natural state. This undisturbed land helps with conservation of native plants and wildlife
and makes for outstanding riding-related endeavors. In addition, prospective buyers will certainly be attracted to the thousands
of acres of State Trust land to the north and west of San Pedro Heights.
Themed “Southwest” Architecture
The
elements of Southwest architecture are key to creating the most comfortable and beautiful architecture possible. The natural
materials used in traditional Southwestern architecture blend into and often seem to compliment the surrounding desert landscape.
Layers of space, texture, light and color are critical to creating the leisure-feel of San Pedro Heights. Light and
shadow and particular attention to indoor and outdoor space lend value to an investment made in this community. Guidelines
and restrictions are currently under design to establish and maintain this appeal.

Utilities
Underground utilities will be provided to the lot line of each proposed lot including electric, telephone
and water. For the hangar pad sites, electric and water will be provided to each pad, with rough plumbing for bathroom fixtures.
A water spigot is planned for each hangar.
Electric: Sulphur Springs Valley Electric Cooperative provides electric
service.
Water: Water is provided to the site by a domestic
water well. The well is registered as #55-506237, with the Arizona Department of Water Resources (ADWS). According to the
flow test performed in 1983, the well yields 60 gallons of water per minute. According to ADWS records, the water well is
235 feet deep with a 6 inch casing. Cochise County planning and zoning officials indicate the well yields sufficient
water to supply the proposed subdivision.
Telephone: Quest Communications provides telephone service.
Gas: Bottled gas service can be obtained from providers
in Sierra Vista or Benson.
Sewer: Municipal sewer service is not available. Homes at
the subject subdivision will use individual domestic septic systems.
